Who We Are
Urban Habitat opened its doors in 2016 and has stayed deliberately small ever since. Not because we could not grow, but because the moment an agency gets big, clients start getting passed around.
We work out of an office on Newstead Crescent in Parmelia, and we sell and manage property across the Kwinana, Rockingham and Cockburn corridor. Wellard, Baldivis, Calista, Medina, Orelia, Bertram, Leda, Parmelia and Casuarina are not a list of suburbs we service. They are the streets we work in every week, which is why we can tell you what a home two doors down actually sold for.
Between us we handle sales, property management and everything in between. You will not be handed to a junior once the paperwork is signed, and you will not get a different voice every time you call.
Home is more than a roof over your head. It is a foundation under your feet, and we treat it that way whether it is a family home or an investment.

Home Comes First
Whether it is the house you raised your kids in or the investment funding your retirement, it matters to someone. We have never been able to treat a property as just a line on a spreadsheet, and we are not going to start.
Honest Advice, Even When It Costs Us
We will not inflate an appraisal to win your listing. Quoting a number you want to hear and then spending three months talking you down from it is the most common trick in this industry, and it costs sellers real money.
One Person, Start to Finish
The person who appraises your property is the person who runs your campaign, negotiates your offers and calls you on settlement day. No handovers, no juniors, no being told they are unavailable.
We Do Not Outsource
Inspections, condition reports, administration, final inspections. It is all handled in house by our own team. Outsourcing is how agencies scale cheaply, and it is why standards slip.
Boutique by Choice
We keep a lower property to staff ratio than most agencies and a carefully maintained rent roll. It means fewer clients each, and more attention on every one of them. Growth is not the goal.
Local, and Invested in It
We live and work in this corridor. We support the neighbourhoods we sell in, and we have to face our clients at the shops afterwards. That is a surprisingly effective form of accountability.

Questions About Working With Us
Our office is at 20c Newstead Crescent, Parmelia WA 6167. We work across the Kwinana, Rockingham and Cockburn corridor, with most of our activity in Wellard, Baldivis, Calista, Medina, Orelia, Bertram, Leda, Parmelia and Casuarina. If your property sits just outside that, call us and we will tell you honestly whether we are the right fit.
Practically, it means we deliberately carry fewer properties per person than a large office. You get more attention, you deal with the same person throughout, and nothing gets outsourced to a third party. The trade off is that we cannot take on unlimited clients, which is a trade we are happy to make.
For sales, whichever of Jade, Kamal or Stacey you first meet stays with you through to settlement. For property management, Linda personally oversees every property under our care. There is no handover to an account manager once you sign.
Yes. We trade as Shani and Co Pty Ltd T/A Urban Habitat Real Estate WA, RA84217, ABN 62 676 723 050. Jade Shani is our Licensee, Company Director and Licensed Real Estate Agent, and Linda Healey holds Real Estate Registration RR59398 along with a REIWA Licence in Property Management. We are REIWA members and use REIWA contracts.
Both, and they are run as genuinely separate specialisms rather than one person doing a bit of each. Linda heads property management full time. Jade, Kamal and Stacey handle sales. If you are an investor selling one property and keeping another, you get both under one roof without either being an afterthought.
