Book Your Appraisal
Fill this in and one of the team will call you to arrange a time. Most appraisals happen within a few days of asking.
It helps to have a think about these before we meet:
- What your moving timeline looks like
- What you are hoping to walk away with
- Anything that may need fixing before settlement
- Any concerns you have about selling, or about buying next
You do not need answers to all of them. They are just the things that shape the advice.

What It Actually Is
The two get confused constantly, and the difference matters.
A market appraisal is an agent’s estimate of what your home would sell for today, based on what comparable homes nearby have actually achieved. It is free, it takes about half an hour, and it is what you want when you are deciding whether to sell.
A valuation is a formal, legally recognised document prepared by a licensed valuer. It costs money, takes longer, and is what a bank or a court will ask for. If you need one for finance, a divorce settlement or a deceased estate, we will tell you honestly that an appraisal is not enough and point you to a valuer.
For everything else, an appraisal is the right starting point.
What Goes Into the Number
An appraisal is not a guess and it is not an algorithm. Here is what actually shapes the figure we give you.
Comparable Sales
What genuinely similar homes in your street and suburb have sold for recently. Not what they were advertised at, and not what is still sitting on the market unsold.
The Property Itself
Land size, layout, condition, orientation, parking, and the things that only show up in person. Two homes with identical specifications can be worth very different amounts.
Current Demand
How many buyers are active in your price bracket right now, what is selling quickly and what is not, and how much competing stock is about to come to market.
Work Worth Doing
Whether a clean, a tidy garden or a small repair would lift the result by more than it costs. Sometimes the answer is that nothing needs doing.
Your Timeline
A price aimed at selling in four weeks is not the same as one aimed at achieving the maximum over three months. We will show you both and let you choose.
What You Get
A realistic range rather than a single number, the comparable sales behind it in writing, and a marketing plan and fee structure so you can compare us properly.
Appraisal Questions
It is free and there is no catch. We do not charge for appraisals and you are under no obligation to list with us afterwards. Plenty of the appraisals we do are for people who are simply curious, or who end up selling in two years rather than two months. That is fine.
About 30 minutes at the property, plus the research we do beforehand. We will walk through the home with you, ask about your plans, and talk through what is selling nearby. You will usually have the figure and the comparable sales the same day or the next.
No. We are looking at the bones of the property, not the washing up. It genuinely does not matter what state it is in when we visit, and seeing it as it normally lives actually helps us advise you on what is worth doing before photos.
No, and this is worth being direct about. Overquoting is the most common tactic in this industry and it is not in your interest. An overpriced home attracts no inspections, goes stale, and then sells for less than it would have with an honest price from day one. We would rather give you a realistic range and the evidence for it.
An appraisal is our estimate of what your home would sell for, based on comparable sales. It is free and informal. A valuation is a formal document prepared by a licensed valuer, it costs money, and it is what banks and courts require. If you need a valuation, we will say so rather than pretending an appraisal will do.
Yes, for both sale value and weekly rent. If you are weighing up whether to sell or keep leasing, we can give you both figures side by side so you are comparing real numbers rather than assumptions. Linda handles the rental side.
Still worth knowing. Most people who sell start thinking about it six to twelve months beforehand, and knowing your number early lets you plan around it and decide whether any work is worth doing. We will not chase you afterwards.
We cover the Kwinana, Rockingham and Cockburn corridor. If your property sits just outside that, call us anyway and we will either help or point you to someone who knows that pocket better. We would rather be useful than stretch beyond where our local knowledge is genuinely good.
