Tell Us About Your Property

Fill this in and Linda will call you to arrange a time. Most rental appraisals happen within a few days of asking.

It helps to have a think about these before we talk:

  • When you are hoping to have it leased
  • Whether it is currently tenanted, vacant, or an investment you are buying
  • Anything that may need doing before it goes to market
  • Whether you want it managed, or just leased

You do not need answers to all of them. They just help shape the advice.

The Right Rent, Not the Highest

Why the Asking Rent Matters More Than You Think

Overpricing a rental does the same thing overpricing a home for sale does. Nothing. The property sits on the market, quality tenants keep scrolling, and every empty week costs you a week of rent you never get back.

Price it right and the opposite happens. When Linda took on a property in Ivory Way, Wellard that had sat for three weeks with no tenant, she relaunched the marketing the same day the authority was signed. The home open drew 22 groups, 11 applications came in, and it was leased by the following Tuesday.

A proper appraisal is how you land on that number. We prepare a comparative market analysis of recently leased properties in your area, walk through your property, and give you a realistic weekly figure with the evidence behind it.

How We Work It Out

What Sets Your Weekly Rent

A rental appraisal is not a guess and it is not a number pulled to win your business. Here is what actually shapes the figure.

Comparable Leased Properties

What genuinely similar properties nearby have recently leased for. Not what they were advertised at, and not what is still sitting unleased, but what tenants have actually agreed to pay.

The Property and Its Features

Bedrooms, bathrooms, parking, land size, air conditioning, storage and outdoor space. Two properties on the same street can command different rents once you look at what is inside them.

Location and Demand

How many tenants are looking in your suburb and price bracket right now, proximity to schools, transport and shops, and how much competing stock is available at the same time.

Condition and Presentation

A clean, well-presented property leases faster and higher. We will tell you honestly whether a small spend before it goes to market would pay for itself in rent and a shorter vacancy, or whether it is fine as it is.

Furnished or Unfurnished

Whether you lease it furnished changes both the achievable rent and the pool of tenants it appeals to. We will talk through whether it makes sense for your property and your goals.

Timing

Rental demand moves through the year. We factor in when your property is coming to market so the asking rent matches the tenants who are actually looking at that time.

The highest rent estimate is not the best one. An empty property earns nothing.

The highest rent estimate is not the best one. An empty property earns nothing.

Any agency can quote a big number to win your management. Then the property sits, the weeks add up, and you are worse off than if it had been priced right from day one.

Rental Appraisal Questions

Yes, and there is no obligation to lease or manage with us afterwards. Plenty of the appraisals we do are for owners weighing up their options, or buyers working out what a property would return before they commit. That is completely fine.

We prepare a comparative market analysis of what genuinely similar properties nearby have recently leased for, then walk through yours and factor in its features, condition, location and the current level of tenant demand. You get a realistic weekly range with the evidence behind it, not a hopeful headline figure.

About half an hour at the property, plus the research we do beforehand. Once we have seen it, Linda will give you the weekly figure, the comparable properties it is based on, and a plan to lease it quickly.

Yes. If you are thinking about a rent review, switching managers, or selling with a tenant in place, we can appraise it around the existing tenancy and talk you through the options and the notice rules that apply.

Sometimes a small spend pays for itself in higher rent and a faster lease, and sometimes the property is fine as it is. We will give you a straight answer rather than pushing work you do not need, because our interest is in leasing it well, not selling you renovations.

Both, and they are separate decisions. The appraisal tells you what your property would rent for. If you then want it managed, Linda oversees everything in-house, from finding and vetting the tenant to inspections, maintenance and disbursing your rent as soon as payments clear. There is no pressure to take up management to get the appraisal.

It is a well-researched estimate of what the market will pay, not a fixed figure. You set the asking rent, and we will recommend where to pitch it to balance the best return against the shortest vacancy. The final call is always yours.
