Done In-House, Every Time

We Never Outsource an Inspection

Plenty of agencies hand inspections to a third party, or to whoever happens to be free that week. We do not. Every entry condition report, routine inspection and final inspection is carried out by our own team, and every property is personally overseen by Linda, our Head of Property Management.

That matters more than it sounds. The same person who set the baseline is the one who spots when something has changed. You get consistency, quality and accountability, rather than a different name on every report.

With a lower property-to-staff ratio than most agencies, we have the time to inspect properly and write the report properly, so you are never guessing about the state of your asset.

Four Points of Protection

The Inspections That Protect Your Property

Each inspection does a different job. Together they protect your asset, your bond position and your peace of mind across the whole tenancy.

01

Entry Condition Report

Before a tenant moves in, we document the property in detail with photographs, room by room. This is the record everything is measured against at the end of the lease, so a thorough one is your best protection in any bond dispute. Our clients single this out: as one landlord put it, you definitely get what you see.

02

Routine Inspections

We carry out and report on routine inspections through the year, four detailed reports annually, each with photos. They catch small maintenance issues before they become expensive ones, confirm the tenant is caring for the property, and give you a clear paper trail.

03

Final Inspection

When a tenant vacates, we compare the property against the entry condition report and handle the bond claim fairly and by the book. Fair wear and tear is treated as fair wear and tear, and genuine damage is documented and claimed properly.

04

Safety & Compliance Checks

Inspections are also when we confirm the property still meets its legal obligations: working RCDs, hardwired smoke alarms under ten years old, blind cords secured, and pool barriers compliant where relevant. Keeping on top of this protects both your tenant and you.

Whether it is inspections, maintenance or documentation, Linda goes above and beyond.

Inspection Questions

We provide four detailed routine inspection reports per year, on top of the entry condition report at the start of the tenancy and the final inspection when a tenant vacates. Each routine report includes photographs so you can see the condition of your property for yourself.

Yes, every time, with photographs. Reports are delivered to you and are also available any time through our secure landlord app, along with your statements and lease documents.

The general condition and cleanliness of the property, any maintenance issues developing, whether the tenant is meeting their obligations, and compliance items such as smoke alarms and RCDs. Anything that needs attention is flagged to you with our recommendation.

It is the baseline the whole tenancy is measured against. A detailed, well-photographed entry report is your strongest protection if there is ever a dispute over the bond, because it proves the condition the property was handed over in. We take real care with it.

Routine inspections are carried out in line with the notice periods set by WA residential tenancy law. We arrange them at reasonable times and coordinate with the tenant, so the process is respectful of the person living there while still protecting your interests.

The property is your asset, and you are welcome to be involved. In practice most owners rely on the photographed reports because it saves them the trip, but if you would like to attend a routine inspection, talk to Linda and we will arrange it within the rules.

We contact you straight away with the detail and a recommendation. If it is a maintenance issue we can coordinate trusted local tradespeople to fix it, always with your approval. If it relates to the tenant’s obligations, we handle the process of putting it right.
