The Urban Habitat Difference
Most agencies ask you to agree their fee before they have done a thing. We think that is backwards.
You are choosing an agent on a couple of meetings and a brochure. So instead of locking in a commission upfront, we do the work first. When you accept an offer on your home, we show you a commission scale built from real market research, from the cheapest agencies in the area through to the premium end.
Then you pick the number. The rate you choose reflects what you believe our service was actually worth.
- No fee locked in before you see a result
- A marketing spend you approve, with a maximum agreed in writing
- One agent from first appraisal through to settlement day
We are confident enough in the result to let you price it.
The Road From Listing to Settlement
Selling a home can feel like a lot. It does not have to be. Here is exactly what happens, in the order it happens, so you always know what is coming next.
Listing Consultation
We sit down together and talk through your timeline, what you want to walk away with, and anything that needs sorting before settlement. You will also see a comparative market analysis showing what is selling in your area, and what is not.
Getting the Home Ready
We give you a room by room checklist and, where it is worth doing, arrange a professional clean. Presenting a home properly can add three to five percent to its value, so this step earns its keep.
Photos and Video
A local professional photographer shoots your home, with staging and prep on the day. Full photo set, plus an immersive walk through video so interstate and out of area buyers can tour it properly.
Online Debut
Your home launches on realestate.com.au with a premiere listing, Domain, REIWA and eight further portals, alongside a mail out to neighbours and an email to our active buyer database.
Home Opens and Offers
A twilight viewing midweek plus a weekend open. When offers come in we review them with you side by side, so you can compare price, terms and risk rather than deciding one at a time.
Contract and Settlement
Contract signed, conditions worked through, then your settlement agent handles the transfer of title. We call you the moment it lands, and the keys change hands.
Setting the Right Price
Nothing. That is what happens. No inspections booked, no offers, and a listing that slowly goes stale while buyers wonder what is wrong with it.
Pricing is the single most important decision you will make going to market, and it is a science rather than a guess. We work from recent comparable sales in your street and suburb, current buyer demand, and a proper walk through of your property.
What we will not do is inflate the number to win your listing and then spend the next three months talking you down from it. You get a realistic range and a strategy to reach the upper end of it.
Three Ways We Put Your Home In Front of Buyers
Your ideal buyer should see your home more than once, in more than one place. This three step approach reaches buyers across every generation, because not everyone finds a home the same way.
Mail Outs
We introduce your home to the buyers we already know are looking, through our database, and we let the whole street know through a large double sided signboard and a letter to neighbours. Neighbours talk, and they often know the buyer.
Online
Some agents treat the online launch as optional because they have a database. We think that costs you money. More buyers means more competition, and competition is what lifts the price. Premiere listing on realestate.com.au, plus Domain, REIWA and eight more portals.
Open House
Now they walk through it. Because they have already seen the photos and the video, the buyers who turn up are genuinely invested. We run a twilight viewing during the week and an open on the weekend.
Professional Photography
You never get a second chance at a first impression, and in real estate that first impression is the difference between selling and sitting on the market for months.
Good property photography is not really about the house. It is about whether a buyer can picture their own life inside it. So we use an excellent local professional, every time.
- Homes listed with professional photography sell 32 percent faster
- 68 percent of buyers say great photos made them want to visit the home
- 95 percent of buyers use the internet, and 54 percent start there
- The average buyer searches for four weeks and views six properties before buying
You approve the advertisement before it goes live. Your input counts, it is your home.
Homes We Have Sold Nearby
The best evidence of what an agent can do for you is what they have already done for your neighbours. Here is what has sold recently across Kwinana, Rockingham and Cockburn.
The Team Selling Your Home
Being a boutique agency means you will not get lost in the chaos of a busy office. Every listing is vetted through the whole team, so your marketing plan gets more than one set of eyes, but you deal with one person the whole way through.
What Sellers Ask Us Most
We combine recent comparable sales in your suburb, current market conditions, and an in person walk through of your property. You get a realistic range with the evidence behind it. We do not inflate the number to win the listing, because that just costs you months on the market.
Our commission is not set upfront. Once you accept an offer we present a scale built from real market research across local agencies, and you choose the rate that reflects what our service was worth to you. Marketing costs are separate, itemised, and capped at a maximum you agree in writing before we start.
It depends on the property, the price and the market, and we will be honest with you about that upfront rather than promising a number we cannot control. What we can commit to is a marketing plan built to attract genuine buyers quickly, and weekly phone calls so you always know where things stand.
Less than you think. We give you a room by room checklist covering decluttering, a general tidy and a few small repairs. Where it is worth doing we can arrange a professional deep clean before photos. Preparing a home properly can add three to five percent to its value, so it is usually time well spent.
Not everything, but a few things are not optional. Under WA law the property must be handed over with at least two working RCDs and hardwired smoke alarms less than ten years old. Many contracts also require electrical, plumbing and gas items to be in working order. We will flag anything relevant at the appraisal so there are no surprises at settlement.
We sit down with you and go through every offer side by side, comparing price, conditions and how much risk each one carries. If there are multiple offers we review them together rather than one at a time, so you can actually compare. Once you accept, the contract is signed, conditions such as finance and building inspections are worked through, and your settlement agent handles the transfer of title.
There is no single right answer, and it comes down to your timeline, your finances and how much certainty you want. It is one of the first things we work through at the listing consultation, and we will give you a straight opinion rather than whichever answer gets us a listing sooner.
These three areas are where we have genuine market knowledge and community connections, so that is where we focus. If your property sits just outside, get in touch and we will tell you honestly whether we are the right fit or point you to someone who is.
Free Market Appraisal
Thirty minutes, no obligation, no pressure to list.
Tell us about your property and we will come out, walk through it with you, and give you a realistic price range along with the comparable sales it is based on. If the timing is not right, you will at least know where you stand.
Before we meet, it helps to have a think about:
- What your moving timeline looks like
- What you are hoping to walk away with
- Anything that might need fixing before settlement
- Any concerns you have about selling or buying next
