Key takeaways

  • Selling frees up your equity now. Renting keeps the asset and earns income over time.
  • The right choice depends on three things: your goal, the numbers, and the effort you want.
  • A rental is a business. It brings income, but also costs, tax and landlord duties.
  • You do not have to guess. Get both a sale appraisal and a rental appraisal, then compare.

You are moving on, and the old home does not have to be sold. You could keep it and rent it out. Both paths are valid, and the best one depends on your situation, not a rule of thumb. Here is a clear way to decide.

What selling gives you

Selling turns the house back into cash. That suits some goals very well.

  • You release your equity now, for the next home, a debt, or the next chapter.
  • You end the responsibility. No tenants, no repairs, no landlord duties.
  • You avoid the risk of a bad tenancy or a long vacancy.

What renting gives you

Renting keeps the asset working. That suits a longer view.

  • You earn rental income while you hold the property.
  • You keep any future capital growth in the Kwinana corridor.
  • You keep options open. You can sell later, in a stronger market or on your terms.

Renting is a business, not a set and forget

Before you keep the home, be honest about what a rental involves. It brings income, and it brings obligations. In WA a landlord must meet minimum standards, including two RCDs, hardwired smoke alarms under ten years old, blind cord safety and pool barriers. Rent can rise no more than once every 12 months, with 60 days written notice. The bond is four weeks rent plus a $350 pet bond where a pet is approved. There are also costs: management, maintenance, insurance, council and water rates, and any vacancy between tenants.

Run the three tests

  1. Your goal. Do you need the money now, or can the asset keep working for years?
  2. The numbers. Does the rent comfortably cover the costs and any loan? Work out the yield before you decide.
  3. The effort. Are you happy to be a landlord, or would a property manager handle it for you?

Good to know. Many owners keep the home and hand the work to us. You get the income and the growth, we handle the tenants, the inspections and the compliance.

Decide with two real numbers

The cleanest way to choose is to compare. Get a sale price from a free market appraisal, and a weekly rent from a rental appraisal. See what a rental would earn and cost on our rental yield calculator, and read how we manage homes on our property management page.

Not sure which way to jump? Get both numbers from us and compare them side by side.

Real estate isn’t just about property — it’s about people. Over the years, I’ve had the privilege of helping families and investors across Kwinana, Rockingham, and Cockburn make some of the biggest decisions of their lives. What drives me is seeing the relief, joy, and confidence on a client’s face when they achieve their property goals.

I started my career determined to challenge the “one-size-fits-all” approach so common in real estate. Instead, I’ve built my reputation on listening first, tailoring strategies to suit each client, and negotiating with tenacity to secure the best outcomes. Whether it’s a first home, an investment, or a dream upgrade, I approach each journey with the same energy and dedication.

My clients describe me as approachable, down-to-earth, and relentless when it comes to achieving results. I take pride in being a trusted advisor who goes beyond the transaction — because buying or selling a home is more than a deal, it’s a milestone in life.

If you’re thinking about your next move in Kwinana, Rockingham, or Cockburn, I’d love the opportunity to guide you through it with expertise, honesty, and genuine care.
