Transferring Agencies
Most owners stay somewhere they are unhappy because they assume moving is a hassle. It is not, and almost none of the work lands on you.
From the moment you decide to transfer, we take it from there:
- All the paperwork, and the transfer of your tenancy records
- Collecting the keys from your current agency
- Every conversation with your tenants, handled professionally
- Continuity of rent collection, maintenance schedules and inspections
Your tenants generally notice very little beyond a new name and number to contact. Rent keeps being collected on the same cycle, and nothing in their lease changes.
The only real decision you have to make is the first one.
Signs It Is Time to Move
None of these on their own means you have the wrong agency. Several of them together usually does.
You Chase Them
You are the one following up on maintenance, arrears or a question you asked a fortnight ago. Communication should not be something you have to extract.
A Different Person Every Time
High turnover in a property management department means nobody holds the history of your property, and you re-explain it with every call.
Fees You Cannot Explain
Admin fees, postage and petties, statement fees, lease renewal fees. A low headline management rate rebuilt out of line items you never agreed to individually.
Thin Inspection Reports
A routine inspection that arrives as a few lines with no photos is not telling you the condition of your asset. You should be able to see it.
Waiting on Your Rent
Being paid once a month when the tenant pays fortnightly means your money sits in someone else’s trust account rather than your offset.
Compliance Left to You
RCDs, smoke alarms, blind cords and pool barriers are your legal responsibility as the owner, but a good manager tracks them and tells you when something is due.
How the Switch Works
Four steps, and you are only really involved in the first two.
Have a Chat
Tell us about the property and what is not working. We will give you a rental appraisal at the same time so you know whether it is priced correctly.
Send Us Your Agreement
Every management agreement sets its own notice period and conditions. Send yours over and we will read it and tell you exactly where you stand before you commit to anything.
Sign the Authority
Your Exclusive Management Authority is completed online through our secure landlord app, along with your ID and property details. No printing, no scanning.
We Do the Rest
We serve the notice, collect the keys and records, introduce ourselves to your tenants, and pick up rent collection and inspections without a gap.
Paperwork
Less than you would think, and the landlord app collects most of it as you go.
- Certificate of Title
- 100 points of ID for each owner
- Company extract information, if the property is held in a company
- Building insurance policy, or a certificate of currency
- Electrical Safety Certificate
If you do not have the Electrical Safety Certificate to hand, that is common and we can help you sort it. It needs to be on file and checked annually anyway, so it is worth having.
The Exclusive Management Authority itself is completed online through our landlord app, which also holds your property information, statements and lease documents for you to look at whenever you want.
What Actually Changes
Rent Paid As It Clears
We disburse rental funds as soon as payments clear, with regular disbursements through the month, rather than making you wait for a month end run.
Four Inspections a Year
Four detailed routine inspections annually, with photos and practical suggestions on maintenance rather than a list of faults handed back to you.
Nothing Outsourced
Entry condition reports, routine inspections, administration and final inspections are all done in house by our own team, so accountability never gets murky.
Outgoings Handled
Water rates, council rates, strata levies and landlord insurance paid out of your rental funds at no extra cost, and your end of year statement arrives complete.
One Named Person
Linda personally oversees every property under our care. You will have her mobile, and she will know your property without looking it up.
No Nickel and Diming
No admin fees, postage and petties, EOFY statement fees, tenancy database check fees, rent review fees, lease renewal fees or insurance claim fees.
Switching Questions
That depends entirely on what you signed. Every management agreement sets its own notice period and conditions, and they vary a lot. Send us a copy and we will read it and tell you exactly where you stand, with no obligation to go any further. It is the single most useful thing you can do before deciding.
Very little. Their lease does not change, their rent does not change, and their bond stays lodged where it is. What changes is who they contact and where they send rent, and we handle telling them that. Continuity of rent collection, maintenance schedules and inspections is the whole point of doing the handover properly.
Two conversations and some paperwork you complete online. We serve the notice on your current agency, collect the keys and the tenancy records, and take over the tenant communication. You are genuinely not involved after the authority is signed.
Your current agreement may set out fees that apply when you end it, which is another reason to send it to us to read first. We will tell you what it says rather than let you find out later. On our side there is nothing to pay before your property is under management and earning.
Yes, and most transfers happen exactly that way. The lease is between you and your tenant, not between you and the agency, so it carries across unchanged along with the bond and the tenancy records.
We will tell you what is outstanding rather than discover it later. Two working RCDs, hardwired smoke alarms under 10 years old, blind cords secured above 1.6m and a compliant pool barrier where relevant. If something is missing we can arrange the trades to sort it.
The paperwork on our side takes a day. The real timeframe is whatever notice period your current agreement requires, which is why reading it is the first step. Once notice is served we handle everything through to taking over.
We manage across the Kwinana, Rockingham and Cockburn corridor. If your property sits just outside, call and ask. We would rather tell you honestly that another agency knows your pocket better than take on something we cannot service properly.
Start the Conversation
No obligation, and nothing happens until you say so.
Tell us about the property and we will come back to you with a rental appraisal, so you can see whether it is currently priced where it should be. Plenty of owners find that alone worth the conversation.
If you have a copy of your current management agreement, send it through as well and Linda will read it and tell you what your notice period actually is.
