Plenty of agencies quote a low management fee, then rebuild their margin out of everything else. A fee here for posting a letter, a fee there for renewing a lease that was always going to renew.
Here is what other agencies commonly charge, and we do not:
When you compare us to another agency, compare the whole statement, not just the headline percentage.
Good property management comes down to care, communication and consistency. Here is what that looks like in practice.
Entry condition reports, routine inspections, administration, final inspections. Every part of it is handled in house by our own team, so you get the same standard every time and there is never any question about who is accountable.
We deliberately keep a lower property to staff ratio than most agencies. Every property is personally overseen by Linda, our Head of Property Management, who has more than 20 years of experience behind her.
You do not wait until the end of the month. We disburse rental funds as soon as payments clear, with regular disbursements throughout the month, so your cash flow stays steady.
Four detailed routine inspection reports every year, with photos, plus practical suggestions on maintenance rather than just a list of problems handed back to you.
Water rates, council rates, strata levies and landlord insurance can all be paid out of your rental funds at no extra cost. Tick the boxes on the management authority and it is handled, and your end of year statement arrives with everything in one place.
A secure landlord app gives you access to property information, statements and lease documents whenever you want them. The management authority itself is completed online, so there is no paperwork to chase.
Whether it is your first investment or your fifth, the process is the same and you will always know which step you are on.
We walk the property, show you a comparative market analysis of what has actually leased nearby, and agree a realistic weekly rent. The management authority is signed online.
Together we list any repairs, cleaning or compliance work needed before a tenant moves in. We have trusted contractors for all of it and can arrange the lot.
Professional photography, then your property goes live on realestate.com.au, domain.com.au and reiwa.com.au. First impressions decide whether a good tenant books a viewing or scrolls past.
Prospective tenants book through our 24/7 online system. We run after hours and weekend inspections, with either Linda or Jade on site, and report the feedback back to you.
Income, employment stability, rental history and national tenancy database checks. We give you a full overview of every applicant, and you have the final say on who lives in your property.
We prepare the lease, lodge the bond with the Bond Administrator, complete the entry condition report and hand over the keys. Bond is four weeks rent, plus a $350 pet bond where pets are approved.
This is the part that keeps landlords awake, and rightly so. One poor tenant can undo years of rental income.
It starts at the home open. Meeting people in person tells you things a form never will, so we are there rather than handing out lockbox codes. From there every application goes through:
Then we hand you a full written overview of each applicant and you decide. We will give you a clear recommendation, but it is your property and it stays your call.
Linda started out in New Zealand and worked her way up to Assistant Manager at Christchurch’s largest property management company, overseeing a portfolio of more than 600 properties. She moved to Perth in 2008 and has spent the past 20 years across both commercial and residential management, leading award winning departments and picking up Property Manager of the Year nominations along the way.
“I often describe my role as a blend of counsellor, negotiator, advisor, teacher and occasionally even handyman. Property management is as much about understanding people as it is about maintaining properties.”

Western Australia sets clear minimum standards for rental properties. None of it is difficult, but all of it is your legal responsibility as the owner. We check it, track it, and tell you what needs doing.
Deadlocks or key lockable security screens on the main entry and all external doors, locks or security screens on windows, and a light at the main entry that can be operated from inside.
Two RCDs on the switchboard, and mains powered smoke alarms that are less than 10 years old, in working order and permanently connected. An Electrical Safety Certificate is kept on file and checked annually.
Any blind or curtain cord hanging lower than 1.6m from the floor must be secured with a safety device. Cleats need to be at least 1.6m up and fixed with screws, not adhesive.
A compliant safety barrier must be in place at all times. We can provide a checklist that follows the Rules for Pools and Spas so you know exactly where you stand.
That is exactly what a rental appraisal answers. We walk through the property, look at what has actually leased recently in your suburb rather than what is being advertised, and give you a realistic weekly range. Asking too much is the most common reason a property sits empty, and an empty week costs more than a slightly lower rent.
The equivalent of four weeks rent, lodged with the Bond Administrator. Where pets are approved there is an additional pet bond of $350. We handle the lodgement and all the associated paperwork.
Under the current Residential Tenancies Act, no more than once every 12 months, and you must give at least 60 days written notice. We conduct rent reviews as part of the management service and will tell you when an increase is justified by the market, and when pushing it would risk losing a good tenant.
Not freely. Tenants can request permission to keep a pet and you may only refuse on specific grounds set out in the legislation. The same applies to requests for minor modifications to the property. We will walk you through where you actually stand on any given request rather than guessing.
The Water Corporation holds you liable for consumption regardless of who is living there, and we are not legally allowed to pass their late payment interest on to the tenant. So we pay the account first to avoid any penalty landing on you, then recover the consumption portion from the tenant, who has 14 days to pay. We monitor this daily and can issue a breach if it is not paid. Depending on timing you may be briefly out of pocket, or not at all.
Four detailed routine inspections a year, each with a written report and photos. Linda carries these out herself rather than outsourcing them, and the reports come with practical suggestions about maintenance rather than just a list of faults.
No, and it is a lot more common than people think. We handle the paperwork, the transfer of tenancy records, key collection and all communication with your tenants. Rent collection, maintenance schedules and inspections carry on without a gap. Your tenants generally notice very little beyond a new name to contact.
Standard home insurance often will not cover tenant damage, loss of rent or liability claims, so a policy built for landlords is worth having. We do not sell insurance and earn nothing from recommending it, but the policies we see work well are PIP (The Property Insurance People), EBM Insurance and Terri Scheer.
About 30 minutes, no obligation, no pressure to sign anything.
Tell us about your property and we will come out, walk through it, and give you a realistic weekly figure along with the recent local leasings it is based on. If there is work worth doing first to lift that number, we will tell you what and roughly what it costs.
Already have a manager and just want a second opinion? That is fine too. Plenty of the properties we manage came to us that way.
