Step 02

Prepare the Property

Together we list any repairs, cleaning or compliance work needed before a tenant moves in. We have trusted contractors for all of it and can arrange the lot.

Step 03

Photos and Advertising

Professional photography, then your property goes live on realestate.com.au, domain.com.au and reiwa.com.au. First impressions decide whether a good tenant books a viewing or scrolls past.

Viewings

Prospective tenants book through our 24/7 online system. We run after hours and weekend inspections, with either Linda or Jade on site, and report the feedback back to you.

Step 05

Vetting and Your Decision

Income, employment stability, rental history and national tenancy database checks. We give you a full overview of every applicant, and you have the final say on who lives in your property.

Step 06

Lease, Bond and Move In

We prepare the lease, lodge the bond with the Bond Administrator, complete the entry condition report and hand over the keys. Bond is four weeks rent, plus a $350 pet bond where pets are approved.

It starts at the home open. Meeting people in person tells you things a form never will, so we are there rather than handing out lockbox codes. From there every application goes through:

  • Income and employment stability checks

What the Law Asks of You, and How We Handle It

Western Australia sets clear minimum standards for rental properties. None of it is difficult, but all of it is your legal responsibility as the owner. We check it, track it, and tell you what needs doing.

Minimum Security

Deadlocks or key lockable security screens on the main entry and all external doors, locks or security screens on windows, and a light at the main entry that can be operated from inside.

Electrical Safety

Two RCDs on the switchboard, and mains powered smoke alarms that are less than 10 years old, in working order and permanently connected. An Electrical Safety Certificate is kept on file and checked annually.

Blinds and Cords

Any blind or curtain cord hanging lower than 1.6m from the floor must be secured with a safety device. Cleats need to be at least 1.6m up and fixed with screws, not adhesive.

Pools and Spas

A compliant safety barrier must be in place at all times. We can provide a checklist that follows the Rules for Pools and Spas so you know exactly where you stand.

What Landlords Ask Us Most

That is exactly what a rental appraisal answers. We walk through the property, look at what has actually leased recently in your suburb rather than what is being advertised, and give you a realistic weekly range. Asking too much is the most common reason a property sits empty, and an empty week costs more than a slightly lower rent.

The equivalent of four weeks rent, lodged with the Bond Administrator. Where pets are approved there is an additional pet bond of $350. We handle the lodgement and all the associated paperwork.

Under the current Residential Tenancies Act, no more than once every 12 months, and you must give at least 60 days written notice. We conduct rent reviews as part of the management service and will tell you when an increase is justified by the market, and when pushing it would risk losing a good tenant.

Not freely. Tenants can request permission to keep a pet and you may only refuse on specific grounds set out in the legislation. The same applies to requests for minor modifications to the property. We will walk you through where you actually stand on any given request rather than guessing.

The Water Corporation holds you liable for consumption regardless of who is living there, and we are not legally allowed to pass their late payment interest on to the tenant. So we pay the account first to avoid any penalty landing on you, then recover the consumption portion from the tenant, who has 14 days to pay. We monitor this daily and can issue a breach if it is not paid. Depending on timing you may be briefly out of pocket, or not at all.

Four detailed routine inspections a year, each with a written report and photos. Linda carries these out herself rather than outsourcing them, and the reports come with practical suggestions about maintenance rather than just a list of faults.

No, and it is a lot more common than people think. We handle the paperwork, the transfer of tenancy records, key collection and all communication with your tenants. Rent collection, maintenance schedules and inspections carry on without a gap. Your tenants generally notice very little beyond a new name to contact.

Standard home insurance often will not cover tenant damage, loss of rent or liability claims, so a policy built for landlords is worth having. We do not sell insurance and earn nothing from recommending it, but the policies we see work well are PIP (The Property Insurance People), EBM Insurance and Terri Scheer.
